Reservation Prepaid
A Prepaid Rental payment of $225.00 to $600.00 is required when making a reservation. Payment can be made with Visa, MasterCard, and Discover. Guests will be responsible for any damages over and above normal wear and tear. If excessive cleaning is required after your stay, you will be billed accordingly. You will receive a confirmation letter after we receive your prepaid rent by mail, email or fax, or confirm your reservation with your credit card charge. We accept most Credit Cards, Certified Checks, Travelers Checks or Postal Money Orders for payment at check in. **All reservations must be confirmed with a prepayment charged to your credit card.
Cancellation Policy
Cancellations must be made at least 7 days prior to check-in date, to avoid loss of deposit. If you must cancel your reservation, advance notice must be given in order to receive a refund of your prepaid rent less a $50 cancellation fee. Thirty days for daily or weekly condominium or cottage rentals (weekly rental rates are based on a six day stay with the 7th day free). Sixty days for all monthly rentals. If you fail to give the required notice you will forfeit your prepaid rent. NO REFUNDS FOR EARLY DEPARTURE OR NOT BEING SATISFIED WITH YOUR RENTAL UNIT.
Check-In
Checkout time for condominium and house rentals is 11 a.m. Check out time for accommodations at COG is 11a.m. Please return all keys to Tern Key Realty & Rentals office. There will be a $25.00 charge for each key not returned and will be billed to your credit card. All trash must be removed from the unit and placed in the proper facility. For COG accommodations, trash containers are located outside in front of the cottage. Individual container pickup for cottages is scheduled every other day excluding Sunday. Load and start dishwasher. USE DETERGENT FOR DISHWASHERS ONLY.
Refunds
There will be no refunds for early departure. Weather is not a factor for refunds. Refunds will be given only if there is an evacuation of the Island in the event of a Hurricane by the local Government Authorities.
Occupancy
The unit is limited to the actual sleeping capacity shown.
Bedwetting
Our mattresses are not waterproof. It is your responsibility to protect the bedding. If upon your departure, we find a mattress soaked with urine or other liquids, the mattress will be replaced and your credit card will be charged for the replacement.
Smoking
None of our rental properties allow smoking inside the unit. Smoking is allowed outside of unit and cigarettes must be disposed of in proper containers. Please shut all doors to inside when going out to smoke to prevent smell and smoke in the unit. SMOKING IN UNITS WILL RESULT IN FORFEITURE OF RENT AND EVICTION, OR ADDITIONAL CHARGES TO YOUR CREDIT CARD FOR CLEANING.
Pets
Our units do not allow pets. COG does not allow pets of any kind on the premises. If evidence of a pet is found eviction and a forfeiture of rent or extra cost of cleaning will occur.
Lockouts
A service charge of $35.00 will be charged if you lose your key or become locked out of your unit, resulting in a service call to get you in the unit. This fee will be due at time of service.
Parking
Condominiums: All 1 bedroom units allow 1 car only. Two bedrooms or more generally allow 2 cars per unit. Ask when making a reservation. No boats, trailers, wave runners or motor homes are allowed to park at most condominium properties. Please remember all parking rules are strictly enforced. You must arrange parking for any recreational vehicles on your own.**Parking limitation does not apply to parking at Cottages on the Green**
Grills … Caution
Grilling on decks and balconies is prohibited by the Fire Marshall of Perdido Key and Pensacola Beach. Some of our properties provided grills in designated area. We ask that you please keep common areas clean so others can enjoy.
Maintenance
We make every effort to see that each unit is in proper working condition. Please notify our office immediately to report any malfunctions. No refunds or adjustments are given. However, we will make every effort to correct the problem. Agents, authorized employees, or repairmen may enter premises during regular business hours for any purpose with the repair, improvement, care and management of the premises. We cannot guarantee availability of amenities, including hot tubs, pools, elevators etc.
General
- Please refrain from sitting on furniture in wet clothes or while wearing sun tan oil.
- Please do not leave windows and doors open while operating A/C units.
- Refrigerator/freezer settings should be set on middle position for optimal performance.
- If you are disturbed by unnecessary noise after 10 p.m. please call 911
- Open flames and fireworks are prohibited on all of our properties.
- Please do not approach or feed alligators on the golf course.
Compliance with Rules and Regulations
Guest shall take steps to see that they and occupants adhere to the policies applicable to said premises. Failure to adhere to rules and regulations may result in termination of agreement and immediate eviction of guest.
Your rental acceptance constitutes acceptance of all terms and conditions of Tern Key Realty & Rentals, LLC and Condo Association Rules and Regulations. The same are hereby made a part of the rental agreement.
